Proceed to Offer 2, revise the opportunity, complete targeted due diligence, pause or decline.

The full fee is credited toward Offer 2 when the project proceeds under the agreed terms.

Capital Readiness and Funding Documentation

Does the project have what its next capital conversation requires?

Appropriate when: a credible preferred concept exists and the developer needs coordinated project information for lenders, mortgage professionals, equity partners or other capital providers.

Client inputs

Named lender, mortgage broker, investor or capital recipient; borrower documentation; equity strategy; project budget inputs; and response deadlines.

Not included

Arranging, brokering, underwriting or guaranteeing financing; preparing borrower financial statements; appraisal; legal advice; or regulated third-party reports.

Decision at completion

Submit for capital review, respond to documented information gaps, or advance Offer 4 to satisfy approval-related conditions.

Offers 3 and 4 may proceed together.

Capital discussions can begin after Offer 2. If a provider requires a development permit, municipal milestone or another readiness threshold, Offer 4 advances in parallel or before the funding package is finalized.

Scope, timing and fee are customized to the intended recipient’s documented requirements and review process.

Appropriate when: the preferred concept is ready to be refined with the required professional team and advanced through the applicable municipal process.

Address approval conditions, satisfy financing requirements and determine whether the project can enter the conditional Offer 5 pathway.

The municipal pathway, consultant team, schedule and fee depend on the site, municipality, application requirements and complexity.

Deliver

Architectural Design and Project Delivery

Is the approved and funded project ready for professional design and delivery?

Present status: this is a conditional future pathway, not an unconditional Infinity Edge service. It may proceed only after a compliant Alberta contracting, licensing and insurance structure is established and the required registered architectural practice and regulated professionals are formally retained.

The resulting professional team may then advance design development, building-permit and construction documentation, contractor procurement and construction-phase services under the approved project agreement.

Revisions required after municipal progress, new consultant findings or documented capital-provider feedback.

Additional Advisory Support

Project meetings, document review and advisory work outside an offer’s defined scope, typically billed at $300 per hour.
